What this department does
The technical team turns a piece of land into a set of buildable, approved drawings - and then sees those drawings delivered on site. It spans the design side, coordinating architects, engineers and consultants, discharging planning conditions and managing the flow of information, and the build side, running the site, the programme and the quality of the finished homes.
Technical Coordinator and Site Manager are among the roles housebuilders hire most and struggle hardest to fill. Demand runs constant across every developer, and the qualified pool is small, so good technical people are rarely available for long.
